The team that shapes Mallorquin homes.

What began in 2015 as a single studio in Berlin grew naturally southward, clients with second homes, then families relocating, then full-time residents who wanted their island home to feel as considered as their city home.

Today we are a team of architects and interior designers on the ground in Palma, working with local craftsmen, ceramicists, stone yards and trades we have built relationships with over years. Every project is led by one of our directors and visited weekly during construction.

What we do on Mallorca

Three services, one signature.

We design private homes from first sketch to final furnishing, architecture, interiors and the construction phase that brings them together.

i.

Architecture

New builds, extensions, and reconstructions of historic fincas and townhouses. We coordinate with a colegio-registered local architect for permits and licensing.

ii.

Interior Design

Material concepts, custom joinery, lighting and furnishing. We work with Mallorquin ceramicists, weavers and stone yards for an unmistakably Mediterranean palette.

iii.

Construction Management

On-site coordination, scheduling, quality control and budget tracking. We know the Spanish Ley de Ordenación de la Edificación and the trades who can build to it.

Why CARLO Design on Mallorca

Six reasons clients
choose us.

Mallorca is a small market with a small group of practices that can deliver private homes at a high standard from end to end. Here is what makes our way of working different.

  • i.

    One team, end to end

Architecture, interiors and construction managed by the same studio. No handoffs, no lost intent, no coordination gaps.

  • ii.

    On site every week

We are on every site weekly during construction, with written reports and photo documentation. Distance is not an excuse for absence.

  • iii.

    Bilingual coordination

We speak Spanish, German and English. Trades, suppliers, ayuntamiento, abogado, everyone reachable in their working language.

  • iv.

Trade network built over a decade

Carpenters in Manacor, ceramicists in Pòrtol, stone yards in Felanitx, electricians who pick up on weekends. Local relationships you cannot fly in.

  • v.

Materials that age with the island

Lime plaster, marès stone, hand-glazed tile, oil-finished wood. We choose materials that get more beautiful in Mediterranean light over years.

  • vi.

    Reachable by phone

Charlotte and Juri are reachable directly. No account managers, no project hand-offs to junior staff once the contract is signed.

Interior design on Mallorca

What to plan for
on the island.

Homes on Mallorca are built and lived in differently than in Berlin, London or Munich. We go through these points with you before we choose materials and furniture.

  • i.

    Materials for the climate

On the island, materials have to cope with damp, salt air, heat and hard water. That is why we work with lime plaster, Marès stone, hand-glazed tiles and oiled wood, as in the Arabic Loft in Palma.

  • ii.

    Letting old walls breathe

Old stone walls need to release moisture. Sealing them with dense materials pushes the damp into the new surfaces. For fincas and townhouses we therefore check the existing building before we choose finishes.

  • iii.

    Hard water

Tap water in Palma is hard, between 16 and 29 French degrees according to EMAYA. We take this into account for taps, shower glass and grout in bathrooms and kitchens.

  • iv.

Small works without a building permit

New floors or a bathroom without a changed layout are reported to the municipality with a simple notification. Interior works under 3,000 euros without a project need no procedure in urban areas, except on protected buildings. As soon as load-bearing parts are involved, you need an architect in Mallorca.

  • v.

    Apartments and the owners' community

Before works in an apartment, the owners' community has to be informed. Changes to the structure or facade, or enclosing a terrace, need its approval. More in renovating an apartment in Palma.

  • vi.

    Planning from abroad

Many of our clients do not live on the island. You receive a report with photos every week, decisions are made by video call, and you only travel for the important appointments. How this works is described in renovating in Mallorca from abroad.

Choosing an interior designer on Mallorca

Six questions to ask
any studio on the island.

Lists of the best interior designers on Mallorca are a good starting point. These six questions show more quickly whether a studio suits your project. All ten questions, with what a good answer sounds like, are in our guide to choosing an interior designer in Mallorca.

  • i.

    Which projects can I see?

Ask which projects the studio has completed on Mallorca and whether you can see one. Ours in Palma is the Arabic Loft, a loft in a historic townhouse with ceilings of almost five metres.

  • ii.

    Who signs the building permit?

Building projects on Mallorca need an architect registered with the Colegio. Ask who that is and who submits the application. We work with a registered architect we have worked with for years.

  • iii.

Who is on site while I am away?

Ask how often someone from the studio is on site. We are there every week and send reports with photos in German, English or Spanish.

  • iv.

    What does the fee include?

Ask how the fee is calculated and how changes are billed. How the common fee models work is explained in what an interior designer costs.

  • v.

    Who writes the specification?

Only a written specification with quantities, materials and details lets you compare builders' quotes. We write it, collect the quotes and check them so that you can compare them.

  • vi.

Which trades does the studio work with?

A studio should be able to name joiners and workshops it has built with more than once. Ours include joiners in Manacor, ceramicists in Pòrtol and stone yards in Felanitx.

FAQ

Common questions.

Yes. Our studio is in Palma but we work across the whole of Mallorca, from the Tramuntana mountain villages to the southern coast and the eastern bays. We are on site weekly, regardless of where the project is.
Yes. We work with a colegio-registered local architect and handle the full permit process, from initial feasibility through Ayuntamiento submission to the final cédula de habitabilidad.
Most of our private home projects on Mallorca range from €1,200 to €2,500 per square metre depending on the level of finish, the state of the existing structure, and the materials selected. We provide a binding cost frame after the initial concept phase, before you commit to anything.
Most of our Mallorca clients are based abroad, primarily Germany, Switzerland, the UK and the Nordics. We coordinate everything remotely and visit the site weekly during construction. Clients typically come to Mallorca only for key milestones.
We can do either. Many clients ask us to handle the full scope including furniture sourcing, custom joinery, lighting and final styling. The home is finished when you walk in, not when the builders leave.
A full home renovation on Mallorca typically takes 6 to 12 months from first sketch to handover, including planning and permits. The construction phase alone starts at 4 to 6 months and can run longer. New builds run longer. We give you a realistic timeline before you commit.
Yes. Our team in Palma works in all three languages. You receive planning, meetings and documents in your language, and on site we speak Spanish with tradespeople, authorities and neighbours. Nothing gets lost between you and the execution.
The design comes from us; the submission goes through a colegio-registered architect we have worked with for years. They check the planning against local regulations, sign the application and follow it through the Ayuntamiento. CARLO Design remains your single point of contact: we coordinate both sides and keep you informed at every step.
