Architecture and interior design in Pollença,
with design, permit and site management.

From our studio in Palma, CARLO Design plans and oversees conversions, renovations and interiors in Pollença (Pollensa), Port de Pollença and Cala Sant Vicenç. We establish what the municipal plan and the new catalogue of protected buildings allow, design architecture and interiors as one team and run the site with weekly visits.

Façade of the Arabic Loft building in Palma
What applies in Pollença

A plan from 1990 and a new list of protected buildings.

Pollença still plans with a general plan given final approval in November 1990 and amended point by point since. For houses older than that plan, or altered since, we first check what legally exists and which rules apply today.

On top of that comes a catalogue of protected buildings and places, given provisional approval by the town council in February 2026. Since then the council suspends licences and notifications that contradict it. Whether your house is listed, and what that means for façade, roof and layout, we clarify before the first sketch.

What we take on in Pollença

Townhouse, villa or finca.

There are three typical kinds of house here, and for each we check something different first.

i.

Townhouse in the old town

These houses share walls with their neighbours, get light only from front and back and stand on narrow lanes, some also in the catalogue. We survey the house, clarify its protection and rethink layout, light and services.

Finca or townhouse
ii.

Villa in the port and Cala Sant Vicenç

Conversion, new bathrooms and kitchen, terraces and pool. Close to the sea we check the coastal strip first, where existing houses may be modernised but not enlarged.

iii.

Finca in the countryside

Usually on rustic land, partly within the Serra de Tramuntana natural area, and often with extensions built without a licence. Before you buy, we check what is legal and what could be legalised.

Permits and costs in Pollença

What to know
before the first sketch.

Pollença has its own bylaws and council decisions. This is the position in October 2026.

  • i.

    3.6 instead of 6.61 percent

For a building permit in Pollença you pay 2.8 percent construction tax and a 0.8 percent licence fee on the construction cost, 3.6 percent in total. In Palma it is 6.61 percent. On €300,000 of construction cost, that is €10,800 in Pollença.

  • ii.

    Catalogue of protected buildings

Since February 2026 the council suspends licences and notifications that contradict the new catalogue. For an older house, checking the catalogue comes first.

  • iii.

    Legalisation on rustic land

Since July 2026 Pollença excludes uses prohibited under the rustic land law, the territorial guidelines and the island plan from the extraordinary legalisation. The procedure itself has been open on Mallorca since February 2025, for three years.

  • iv.

    Serra de Tramuntana natural area

Parts of the municipality lie within the Serra de Tramuntana natural area. There the council obtains a report from the nature protection authority before granting a permit, and the authority has up to two months. An unfavourable report is binding.

  • v.

    Coastal strip

Within the first 100 metres from the shoreline, or 20 metres on land that was already urban in 1988, new homes are prohibited. Legal houses may be repaired and modernised without adding volume, height or floor area.

  • vi.

    Formentor

The council is currently changing the general plan rules for the urban land of Formentor, and the draft was on public display in 2026. Anyone planning there should check the status before designing.

Project in Palma

Arabic Loft.

A historic townhouse in the heart of Palma, converted into a loft with ceilings almost five metres high, limewashed walls, marès stone and oiled timber. It shows how we work with old stone arches and thick walls.

FAQ

Questions about Pollença.

Yes. We work all over Mallorca and are on site every week during construction, wherever the project is. We coordinate meetings with the council, the contractors and the architect who signs the permit for you.
The council charges 2.8 percent construction tax and a 0.8 percent licence fee on the construction cost, 3.6 percent in total. Fees for the project and site management come on top. The bylaw grants tax reductions for solar installations and accessibility works.
That can only be answered building by building. The catalogue has had provisional approval since February 2026, and the council suspends contradicting licences and notifications. Before designing, we check whether and how your house is listed.
Only within narrow limits. On Mallorca at most 3 percent of a rustic plot may be built, with two storeys and 8 metres in height, and a legal house on an undersized plot cannot be extended. Within the Serra de Tramuntana natural area, the nature protection report is added.
Including planning and permit, typically six to twelve months, and the construction phase of a full renovation starts at four to six months. If the project touches the catalogue or the natural area, we allow more time for the permit.
