From our studio in Palma, CARLO Design plans and oversees renovations, conversions and interiors in the municipality of Santanyí: village houses in Santanyí and Es Llombards, houses in Cala d'Or and fincas in the countryside. We design to the rules the council revised in 2025, handle permit and site management and are on site every week during construction.
Santanyí regulates how its houses look in detail, and differently from place to place. In Cala d'Or the rules require white façades, rounded edges and flat roofs over enclosed rooms. In the inland village cores, stone façades or render in warm earth tones apply, with Mallorcan shutters and ochre tiles towards the street.
The basis is the 1985 Normes Subsidiàries, amended many times, among others by an amendment the town council approved definitively in June 2025. It also sets out what is allowed on houses that no longer match the current plan. For a renovation, that is often the first question.
In Santanyí the rules fix a lot of detail for façades, pools and extensions. We build that into the design from the start.
If an older house no longer matches the current plan in every respect, conversion, consolidation, renovation and modernisation are allowed, extensions only under conditions. We clarify what applies to your house before we design.
More on renovation on MallorcaTimber or aluminium instead of PVC, the right tile colour, stone of the required thickness: we design the outside of the house so that it gets approved and still looks the way you want.
More on our architecture on MallorcaMaterials, bespoke furniture and lighting inside, plus terraces, pergolas and pool within the municipal limits. If you wish, we furnish the house ready for moving in.
More on furnishing on MallorcaAn extract from the municipal rules including the 2025 amendment. Which rule applies depends on zone and place.
White façades without mixed tones, rounded edges, flat roofs over enclosed rooms, straw-coloured Arabic tiles only over porches. Visible windows and doors in timber, natural or pure white, aluminium on the same terms, no PVC. Natural stone on at most a fifth of the façade.
Façades in traditional stone at least 15 centimetres thick, or rendered in warm ochre and earth tones. Openings at most three metres wide, Mallorcan shutters in timber or aluminium, no PVC and no yellow, red or blue windows.
In the denser residential zones of the villages, a three-metre strip towards the street is covered with unglazed ochre Arabic tiles, behind it the roof may be flat. Tanks must not be visible from the street.
A pool may rise at most 50 centimetres above the ground, or up to 1.80 metres for detached houses on plots with more than 10 percent slope. Pergolas count towards site coverage at a quarter of their area.
On urban land, if a house already exceeds the permitted floor area, it may grow by at most 10 percent, and only if a larger area is demolished in return. Otherwise it can be extended up to the permitted floor area.
In the coastal strip, legal houses may be repaired and modernised, but not enlarged. In the Mondragó natural park, the council obtains a report from the nature protection authority before granting a permit.
