We plan and oversee conversions, renovations and interiors in Calvià, in Santa Ponsa, Bendinat, Portals Nous, Costa d'en Blanes and Sol de Mallorca. Our studio is in Palma, we prepare the permit under the municipal plan, and we are on site every week. We work in English, German and Spanish.
Calvià works with its Plan General from 2000, adapted to the island plan in 2009 and amended many times since, most recently in summer 2026. The council gave initial approval to a full revision in 2022, but it went no further, and its new rules have not applied to permits since July 2024.
Many houses are older than that plan; the council puts the number of homes built before 1998 at around 25,000. Whether a house already has more floor area than would be allowed today decides whether it can only be modernised or also extended. We check this with an architect registered with the Colegio before you put money into a design.
Most homes in Calvià are villas on their own plot or apartments in complexes with an owners' community.
Design, project with visado, application to the council and site management through to acceptance. First we check how much floor area your house has left under the plan.
Architect on MallorcaBathrooms, kitchen, pipework and floors, agreed with the administrator. We plan air conditioning, windows and terraces to suit the rules of council and community.
More on renovation on MallorcaWe are on site every week and send you reports with photos. Open decisions are collected so that you only travel for important meetings. The summer rules for noisy work go into the schedule from the start.
Remote project managementAs of October 2026. What applies to your house depends on zone and location.
Calvià charges 4 percent construction tax and a 1.68 percent licence fee on the actual building cost. On €300,000 that is €17,040; in Palma it would be 6.61 percent.
Detached houses may have two storeys, 6.50 metres in height and at most 2,100 cubic metres above ground. Depending on the subzone, 15 to 35 percent of the plot may be built on, with one dwelling per plot.
Apart from a garage on the street, only one building is allowed. A guest house more than three metres from the main house, with more than three rooms including a bathroom or over 35 square metres, is not permitted.
A house with more floor area than the plan allows today may be modernised, but as a rule not extended. Below the limit, it can be extended up to the permitted area. Covered porches facing the street may not be enclosed.
Units must not be visible on façades. Under an interpretation the council published in June 2026, they are exceptionally possible on a balcony or terrace if there is no other place, they cannot be seen from public or shared areas, and they are efficient and cause no harmful noise.
Calvià has mapped its own flood areas for parts of the municipality. Anyone building there must submit a hydrological study under the Balearic water plan before the permit.
