Building contractors on Mallorca,
we choose the firms and manage them.

Anyone looking for a building contractor on Mallorca usually needs two things: the right firm and someone to manage it. CARLO Design is a studio for architecture, interior design and construction management in Palma. We select suitable firms, tender the works, compare the quotes and keep track of programme, cost and quality through to acceptance. You sign the contract directly with the firm. We stay your point of contact.

Who checks the contractor?

A building contractor carries out the work and sells you the result. Often nobody is clearly responsible for checking that the result matches what was agreed. On Mallorca, quotes also tend to be brief and rely more on verbal agreements. That works if someone is on site every day. If you spend most of your time elsewhere, it gets difficult.

We act for you in dealings with the firms. We tender the works, compare the quotes, coordinate the trades and check quality and invoices. We have no stake of our own in the execution, so we can judge quotes and workmanship independently.

What we do with the contractors for you

Tendering, comparing and checking the firms.

There are good building contractors on Mallorca. The real work is making several quotes comparable and then making sure the chosen firm builds what was designed.

i.

Selection and tender

We prepare a specification with quantities, materials and execution details and invite firms that suit the size and type of your project. All of them price the same document, and you receive the paperwork in your language.

ii.

Quote comparison and contract

We first check whether the quotes are complete and only then compare the totals. We ask for missing items, and you get a reasoned recommendation from us. We help prepare the contract, including a payment plan tied to progress. Whom you appoint is your decision.

iii.

Control through to acceptance

We are on site every week, keep the programme and track costs. We check the work against the drawings and review variations and invoices. At the end come the final inspection, the snagging list and acceptance.

The difference on site

What changes
when someone manages the firms.

None of this is aimed at contractors, most of them work properly. Problems arise when nobody is in charge of the order of work and nobody checks that what was agreed has been delivered.

  • i.

    Quotes you can compare

Without a shared specification every firm prices a different project. With one, you compare prices for the same work, and the differences can be explained.

  • ii.

    No hidden gaps

The cheapest quote is often the one with the biggest gaps. We check whether site set-up, protection, waste disposal and ancillary work are included before we compare totals.

  • iii.

    Variations with a clear limit

Once the specification is part of the contract, it is clear what counts as a variation. We review each one and document the effect on cost and programme before you agree.

  • iv.

    One point of contact

Tiler, electrician and joiner report to us. Whatever you need to decide, we prepare and put to you in English, German or Spanish.

  • v.

    Regular quality checks

We are on site every week and compare what has been built with the drawings. Anything that disappears behind a wall is photographed first.

  • vi.

    Firms we know

We work with contractors and craftspeople we have built with several times on Mallorca, among them a joiner in Manacor and a stone yard in Felanitx. When people know each other, a short instruction is often enough.

FAQ

Questions about contractors.

A building contractor carries out the work and sells you the result. We design, tender, choose the firms with you and represent you towards them on site. We have no stake of our own in the execution, so we check quality and invoices independently.
Directly with the firm doing the work. We help prepare the contract and make sure the specification becomes part of it and the payment plan follows progress on site. Whom you appoint is your decision, and we give you a recommendation for it.
Mainly by its structure. A sound quote is broken down by trade and item, states quantities, units, products and deadlines, and says explicitly what is not included. A large advance payment on signing with no work done is a red flag.
Yes, our fee comes on top. In return you get quotes that are comparable on the same basis and variations with a clear limit. And the site does not stall because a question is waiting for your answer. We discuss the fee in the Project Check based on scope, construction sum and duration.
Earlier than most people think. Good firms on Mallorca are booked up early in the season. If you only ask when it is urgent, you end up deciding under time pressure. The right time to tender is once the construction drawings are ready, and for projects needing a permit, in parallel with the procedure.
