Renovation on Mallorca,
design and site management for fincas and townhouses.

From Palma, CARLO Design plans and manages the renovation of fincas, townhouses and apartments across Mallorca. We survey the building, work out the permit route and the cost framework, and develop the renovation concept. Then we run the site through to handover. Most of our residential projects on the island come to €1,200 to €2,500 per square metre, and a project including planning typically takes six to twelve months.

Before we design

First we find out how the house is built.

Hardly any finca was built in one go. Stables became bedrooms, terraces got a roof. The walls are usually thick rubble stone, rarely straight and often sitting on the ground without a damp-proof course. So we examine a house like this closely before deciding with you what stays and what is replaced.

A townhouse brings other issues: walls shared with the neighbours, daylight only from front and back, lanes too narrow for a lorry. The order of work is the same. Building only starts once the concept, budget and permit are settled.

What we take on in a renovation

One commission, through to handing over the keys.

The same people survey the house, design the renovation and later manage the site. What we find in the building at the start, we still know about on site.

i.

Survey of the existing building

We check measurements, structure, roof, damp and services, and for fincas the private water and power supply. We measure and record the house ourselves instead of relying on old drawings.

Finca or townhouse: what each asks of you
ii.

Concept, costs and permit

We decide which walls go, how lighting and building services are reorganised and which materials suit the house. The cost framework is priced with the firms who would do the work. We also establish whether a notification to the council is enough or a building permit is needed.

iii.

Construction and fit-out

Strip-out, new building services, floors, bathrooms, kitchen and joinery. We are on site every week. Whatever turns up when walls and floors are opened, we deal with straight away. If you wish, we furnish the house ready for moving in.

What drives the cost

What makes a renovation
cost more or less.

The range is wide because a lot only becomes visible once walls and floors are opened up. The condition of the building affects the price more than the choice of finishes.

  • i.

Legal status of what is built

Not every extension or covered terrace is registered. What legally exists determines what may be renovated, extended or approved.

  • ii.

    Masonry and roof

In rubble walls of stone and lime, every chase and every new opening is done by hand. That affects almost every trade.

  • iii.

    Damp

Floor build-up, ventilation and breathable materials have to be planned together. If a damp wall is sealed with the wrong material, the damp shows up later in the new finishes.

  • iv.

    Water, power and wastewater

Many fincas are not connected to any grid. We size the cistern, pumps, solar power and wastewater treatment for real occupancy, which means August with guests.

  • v.

    Access and logistics

With a narrow track or an old-town lane, materials arrive differently and firms price the work accordingly.

  • vi.

    Kitchen, bathrooms and finish level

This is where most of the budget goes. A mid-range bespoke kitchen on Mallorca comes to €30,000 to €60,000, so we set the quality level early.

Arabic Loft.

A loft in a historic townhouse in the centre of Palma, with ceilings almost five metres high. Alongside the old stone arches there are limewashed walls, marès stone, hand-glazed ceramics and oiled timber. We designed the entire interior.

FAQ

Questions about renovation.

Most of our residential projects on Mallorca come to €1,200 to €2,500 per square metre. The lower end applies to a sound building with a restrained finish, the upper end to houses that need structural work first. A building permit in Palma adds 6.61 percent in tax and fee. Our cost calculator gives you a first figure of your own.
Including planning and permits, typically six to twelve months, sometimes less and sometimes more. For the construction phase of a full renovation, allow from four to six months. Good firms on the island are booked up early in the season, so it pays to plan a season ahead.
Simple works such as new floors or a new bathroom without changing the layout go through a notification to the council, the comunicación previa. In Palma you may start the day after filing or after 15 calendar days, depending on the work. Load-bearing parts, extensions, a change of use or altering more than 60 percent of the floor area require a building permit.
Not necessarily. Both sit in the same range, the costs just arise in different places. A townhouse is usually on mains services but has shared walls, narrow lanes and sometimes a protected façade. A finca has costs for utilities and access that a townhouse does not.
Yes, that is how most of our clients on Mallorca work. We are on site every week, and you receive reports with photos. We collect decisions so you can make several at once. More on our page about project management on Mallorca.
