Our studio is in Palma, at Carrer de Can Sales 14. From here we plan and oversee renovations, conversions and interiors across the city, whether an apartment in the old town, a townhouse in Santa Catalina or a villa in Son Vida. Design, permits, dealings with the owners' community and site management sit with one team, and we work in English, German and Spanish.
Palma has had a new Plan General since 2023, given final approval in April that year. It sets the broad lines: land classes, uses, protection. The detailed plan meant to go with it was never approved and has not applied since November 2023, so until a new one is adopted, parts of the 1998 plan still govern questions such as existing buildings and rustic land.
So what a building allows is rarely written in one place. We read the plan, the transitional rules and, for protected buildings, the catalogue sheet before we talk about floor plans. What this means for apartments is covered in Renovating an apartment in Palma.
Almost every project in Palma concerns a building that already stands: apartments, townhouses with a history, villas on the edge of the city.
Layout, bathrooms, kitchen, pipework and windows in one go. We establish early whether a notification is enough or a permit is needed, and agree lift use and working hours with the administrator.
More on renovation on MallorcaFor catalogued houses we start from the catalogue sheet and prepare the permit with an architect registered with the Colegio, including the documents for the heritage authority of the Consell de Mallorca.
Architect on MallorcaMaterial concept, bespoke furniture, lighting and textiles, also for homes you use only part of the year. We coordinate delivery and installation.
Interior furnishing on MallorcaAs of October 2026. What applies depends on location, protection and scope.
Simple works are notified with a comunicación previa and may start the next day, or after 15 calendar days if a technician has to sign. Load-bearing elements or more than 60 percent of the floor area need a permit, which Palma decides within three months of a complete application.
For works that need a permit, Palma charges 4 percent construction tax, the legal maximum, plus a 2.61 percent fee. On €200,000 of pure building cost that is €13,220.
The old town has been protected as a historic ensemble since 1964, and individual buildings are catalogued as well. For these a notification is never enough. Depending on the building, the city requires prior approval from the heritage authority of the Consell de Mallorca and a historical and artistic study.
For the old town, Palma offers a preliminary enquiry: a sketch, photomontage or plan shows whether a proposal stands a chance of a permit before the project is drawn. The answer is not a permit, but it lowers the risk of planning in vain.
Since June 2026 the whole of Palma has been designated an area where apartments and houses may not newly be marketed to holiday guests. Existing authorised places remain but cannot be transferred elsewhere.
Every building in Palma needs a technical inspection at 50 years, then every ten years. The report shows which works on the common parts are due. We ask for it before planning.
Then four short questions. We reply within one working day, with no obligation. We speak English, German and Spanish.
Across our two studios, most of our new work comes through recommendations from past clients. 5.0 stars on Google, 3 reviews for our Palma studio.
