From our studio in Palma, CARLO Design plans and oversees conversions, renovations and interiors in Andratx, Port d'Andratx, Camp de Mar and s'Arracó: design, permit under the municipal rules, tendering and site management, with weekly site visits during construction, even if you do not live on the island. We speak English, German and Spanish.
The municipal planning rules distinguish six places: the town of Andratx, Sa Coma, s'Arracó, Sant Elm, Port d'Andratx and Camp de Mar, each with its own zones and rules. The basis is the revised Normas Subsidiarias, given final approval by the Consell de Mallorca in May 2023. Individual amendments are in progress, including for Port d'Andratx.
So before we talk about floor plans and materials, we establish which zone your house is in, what it allows and what the existing building is legally entitled to. We prepare the permit with an architect registered with the Colegio whom we have worked with for years. CARLO Design remains your single point of contact.
Most projects in Andratx concern houses that already stand: villas, houses in the old village cores, fincas in the hinterland.
Zone, plot, height, setbacks, protected area and coastal strip: we establish what the plot allows and what has been licensed before you buy or put money into a design.
Checks before you buyDesign, project with visado, application to the council and site management through to acceptance. For a full renovation we plan the cistern, services and outdoor areas from the start.
More on renovation on MallorcaMaterial concept, bespoke furniture, lighting, textiles and fittings through to moving in, also for houses you only live in for part of the year.
Holiday home interiorsAn extract from the 2023 Normas Subsidiarias and the laws that also apply in Andratx.
In the single-family zones of Port d'Andratx, minimum plots are 1,000 or 1,500 square metres depending on the zone, with at most 30 percent site coverage, 7.50 metres to the eaves and two storeys above one basement level. At least 40 percent of the plot stays garden.
New builds, changes of use and full renovations must include a rainwater cistern, sized to the roof area and with its own circuit for toilets and garden.
Air-conditioning units and aerials go where they are least visible, preferably on the roof. They are not allowed on façades, balconies or windows, and they must not be visible from the street.
In the traditional cores of s'Arracó, Port d'Andratx, Sa Coma and Sant Elm, an application for demolition, a new building or a new street façade needs a study of the existing traditional elements and how the proposal fits in.
Parts of the municipality lie within the Serra de Tramuntana natural area. There the council obtains a report from the nature protection authority before granting a permit, and the authority has up to two months for it. In the coastal strip, legal houses may be repaired and modernised, but not enlarged.
