Renovation,
from old building to home.

Renovation and refurbishment of existing properties in Berlin and on Mallorca: period apartments, townhouses and fincas, from survey through concept and consent to turnkey handover. As a rough guide, a full Berlin Altbau renovation runs about 1,500 to 3,000 € per m², a finca or townhouse on Mallorca about 1,200 to 2,500 € per m²; a whole-house project typically takes 6 to 12 months including planning. We keep what has character and renew what needs it.

What we do

A renovation is a translation,
not a fresh start.

An existing building carries its own logic, grown floor plans, old fabric, earlier interventions. Renovation means reading that logic before changing it: recognising what is sound and worth keeping, and renewing only what genuinely has to be renewed. The result is a home that feels like the best the building could ever have become.

We take on the renovation as one continuous mandate, from survey through concept and consent to turnkey handover. In Berlin we refurbish period buildings under the Bauordnung and heritage protection. On Mallorca we work on fincas and townhouses with the local aparejador and authorities, and with trades we have built up over more than a decade.

Before · After

What a renovation can do.

Three rooms from one apartment renovation, from survey to handover. The same four walls, an entirely different home.

The phases

Renovation in five phases, from existing fabric to keys.

A renovation lives or dies by sequence. We understand the building first, decide second, and start building only once the concept, the budget and the consent are in place.

i.
Survey & Analysis
Measured survey, structure, damp, services, hazardous materials, energy performance. We document the building as it really is, not as the old drawings claim. That becomes an honest basis for every decision, and a first read on what can stay and what cannot.
ii.
Concept & Feasibility
We develop the renovation concept: which walls come down, which fabric is preserved, how plan, light and services are re-ordered. You receive one clear option with a cost range and a timeline before anything binding is commissioned.
iii.
Consent & Tender
Structural engineering, fire safety, heritage approval, building application, everything a renovation needs legally. In parallel we tender the trades, collect bids and build a reliable comparison. You know what is coming before site starts.
iv.
Renovation & Execution
Strip-out, structural works, the energy envelope, new building services. We supervise the site weekly, check execution against the drawings, and resolve the surprises every old building holds early and on record, before they become rework or extra cost.
v.
Interior Fit-out & Handover
Surfaces, joinery, lighting, furnishing, the moment a building site becomes a home again. We close with a final walkthrough, defects list, sign-off and a complete documentation package, and stay involved through the warranty period.

The result

A renovation has succeeded when you no longer see how much work went into it, only that everything is right.

Renovation in Berlin and on Mallorca.

Two building cultures, two kinds of fabric: the Berlin Gründerzeit period building and the Mediterranean townhouse or finca. We know the German Bauordnung and heritage rules and the Spanish Ley de Ordenación de la Edificación, and we work with trade networks established over more than a decade in both markets.

FAQ

Common questions about renovation.

As a rough frame for 2026: a full Altbau renovation in Berlin about 1,500 to 3,000 € per m², a finca or townhouse on Mallorca about 1,200 to 2,500 € per m². A bathroom in Berlin usually lands between 25,000 and 60,000 €. Where your building sits in that range depends on the fabric, the services and the finishes, which we assess in the survey.
A whole-house project typically takes 6 to 12 months including planning. The construction phase of a full renovation starts at four to six months and can run longer, depending on consent, fabric and trades. Speed is partly a budget question.
In five phases: survey and analysis, concept and feasibility, consent and tender, renovation and execution, interior fit-out and handover. We understand the building first, decide second, and start building only once the concept, the budget and the consent are in place.
Not always, but often: for changes to load-bearing walls, extensions, changes of use and, in Berlin, for listed buildings. On Mallorca a smaller reforma usually runs as an obra menor by notification, while larger interventions need a licencia de obra mayor, with rules that vary by municipality. We clarify this in the survey and handle the submission.
Measured survey and condition analysis, a renovation concept with plan options, an energy concept with grant advice, a cost frame, permit and heritage coordination, tendering, site supervision with weekly reports, and handover with a defects list. One continuous mandate, not a set of services you have to assemble yourself.
Yes. We are on site every week, you receive reports with photos and make decisions digitally. Many owners renovate their finca from Germany or elsewhere and travel only for the few appointments where their presence counts.
With the Project Check. Send photos, floor plans and what you know about the building; we tell you honestly what the fabric allows, what we would keep and renew, and what it realistically costs.
Let's talk

Let's get the best out of your building.

"Send us photos, floor plans and whatever you know about the building. We will tell you honestly what the fabric can give, what we would keep and what we would renew, and what a renovation realistically costs, before you commit to anything."
