Furnishing,
from empty room to move-in.

Furnishing for private apartments, houses and fincas in Berlin and on Mallorca: furniture, lighting, textiles and accessories selected and procured, bespoke pieces, delivery, installation and styling until the rooms are ready to use. We furnish as part of a running project or on its own, for a newly bought apartment or a Mallorca house equipped from abroad. The starting point is a Project Check with floor plans and photos.

What we do

The last layer decides
how a home feels.

Furnishing covers everything that arrives once the building work is done: sofas, beds, tables, chairs, lamps, rugs, curtains, bed linen, the mirror in the hallway. We select each piece for the room it goes into, order it, track it, and put it in place. The trade calls this FF&E. In practice it means you receive rooms you can use on the day you move in.

Interior design plans the room, where the walls sit, how the light falls, which materials meet each other. Furnishing fits that room out. The two often run together on our projects, and they work independently just as well. If your home already exists and simply feels unfinished, furnishing can be commissioned on its own, for a single room or for the whole house.

The phases

Furnishing in five phases, from first sketch to the day you move in.

Furnishing is largely a logistics discipline. Lead times differ widely between stock pieces, made-to-order upholstery and bespoke joinery, so the ordering sequence is planned before the first piece is bought.

i.
Brief & Concept
We walk the rooms, measure what is there, and talk through how you actually use them: who sleeps where, how many people sit down to eat, whether the dog gets on the sofa. From that comes a furnishing concept per room, with a moodboard, a colour and material direction, and a budget frame you set.
ii.
Selection & Sampling
We propose specific pieces, drawn on European manufacturers, dealers in vintage, and small workshops we have worked with for years. Fabrics, leathers and wood samples come to you so a velvet is judged in your own light rather than on a screen. You approve room by room.
iii.
Bespoke Pieces
Where nothing on the market fits the wall, the ceiling height or the way you live, we draw it: a wardrobe to the millimetre, a dining table at the length you need, a bench along an awkward corner. Joinery drawings go to the workshop, and we check the piece before it leaves.
iv.
Procurement & Delivery
We place the orders, chase the confirmations, and hold the delivery dates against the building programme. Items are consolidated at a depot rather than arriving piecemeal at your door, then brought in on agreed dates. On Mallorca that includes shipping to the island and the customs paperwork.
v.
Installation & Styling
Assembly, positioning, curtains hung, lamps wired, pictures placed, beds made. We stay until the rooms are complete, note anything damaged in transit and pursue the replacement, then hand over a home you can move into that evening.

The result

A room is furnished well when nothing in it asks for attention and everything is where your hand expects it.

What you receive

Every room accounted for, down to the last lamp.

i. Furnishing concept & moodboard per room
ii. Item list with model, finish & dimensions
iii. Furniture layout drawn to scale
iv. Fabric, leather & material samples to approve
v. Joinery drawings for bespoke pieces
vi. Ordering with lead times & budget tracking
vii. Delivery coordination, storage & installation
viii. Styled rooms & care instructions at handover

Furnishing in Berlin and on Mallorca.

Two very different logistics. In Berlin most pieces come from European makers within a few days' drive, and a narrow staircase is usually the hardest part of the delivery. On Mallorca everything crosses the water, so we plan shipping, customs and island storage into the schedule from the start.

FAQ

Common questions about furnishing.

Interior design defines how a room works: layout, materials, built-ins, lighting. Furnishing fills it: sofa, table, lamps, textiles, accessories, selected against the rooms that were actually built. You can commission both together or furnishing on its own.
Yes, that is a common case: an apartment after purchase, a second home on Mallorca, a house standing empty after renovation. We work with what should stay and add the rest.
In five phases: brief and concept, selection and sampling, bespoke pieces, procurement and delivery, installation and styling. We plan backwards from the move-in date because many pieces need lead time.
A furnishing concept per room, furniture layouts drawn to scale, an item list with maker, model and dimensions, sampling of fabrics and finishes, joinery drawings for bespoke pieces, ordering with lead-time tracking, delivery coordination and installation on site, and styled rooms at handover.
It depends on the lead times of the chosen pieces; made-to-order sofas, imported fabrics and bespoke joinery take longest. That is why we decide and order early, and we fix the schedule in the Project Check, working backwards from your move-in.
Yes. Selection and sampling happen in Berlin or digitally; shipping, island storage and installation we coordinate on Mallorca. You do not need to travel for the delivery.
We discuss fees in the Project Check based on scope and floor area. The budget for the pieces themselves we agree with you upfront and track in the item list.
Let's talk

Let's get your rooms finished.

"Send us photos of the rooms, the floor plan if you have one, and a note on what you already own and want to keep. We will tell you what we would furnish first, which pieces have long lead times, and what the whole thing would involve, before you commit to anything."
