Construction management · Berlin

Construction management in Berlin,
on site every week.

CARLO Design manages construction for apartments and houses as well as restaurants and hotels across Berlin, under HOAI work stage 8. We control schedule and budget, are on site every week, check the work against the drawings and record everything in written reports with photos. That applies to our own designs and to plans by other studios.

Why construction management

Someone has to check that what is built matches the drawings.

That takes someone on site every week who knows the drawings. On a Berlin renovation many trades work one after another and side by side, from demolition through electrics and screed to joiners and painters. Every gap between them costs time.

With many of the trades we have worked for over a decade, and because architecture, interior design and construction management are one team at CARLO Design, the site manager knows every detail drawing. Questions on site are settled with the people who drew the detail.

What construction management in Berlin covers

Schedule and budget, site supervision, acceptance.

The construction phase is the longest of any project. In a full renovation it starts at four to six months and can run longer. We are on site every week and reachable every day.

i.

Schedule and budget

A master schedule with milestones, a payment plan tied to verified progress, and budget tracking with monthly reports. You can always see where the project stands on time and cost.

ii.

Site supervision and coordination

Weekly site meetings with a written report and photos. We check what was built against what was drawn, coordinate the trades and document variations with their effect on cost and schedule.

iii.

Acceptance and handover

Final walkthrough, snag list and acceptance. You receive as-built drawings, manuals and warranty documents in one package, and we stay involved through the statutory warranty period so that whatever comes up gets resolved.

Building in Berlin’s existing stock

What often costs time
on a Berlin site.

In Berlin, delays often come from the old building itself and from the house and its residents. If the schedule does not allow for them, you lose weeks without anyone on site doing anything wrong.

  • i.

    The other residents

Site rules, working hours and neighbours who want to be informed. We settle this before demolition starts.

  • ii.

    Getting materials up

How do screed, boards and furniture reach the fourth floor, may the lift be used, where is material stored? That is part of the site setup.

  • iii.

    Skips and disposal

A skip on public land needs a permit, and old building fabric produces hazardous waste. We plan for both.

  • iv.

What turns up behind the plaster

Uneven floors, old pipes, sometimes decayed beam ends. We record each finding at once, show you the cost and consequences and rework the schedule.

  • v.

    Shared risers

Water, drainage and heating often hang on risers owned by all the owners. Work on them needs coordination with the building and a slot in the schedule.

  • vi.

    Acceptance trade by trade

Every acceptance is documented with a snag list. At the end come a joint walkthrough and the handover of all documents.

A Japanese Penthouse.

A Berlin penthouse that went from bare construction site to a fully drawn home: bespoke oak, a walk-in closet, a backlit round mirror in the master bathroom. Eighteen months of close collaboration, with craftsmanship our trades had not attempted before.

FAQ

Frequently asked questions.

A contractor’s site manager steers that firm’s work and represents its interests. We are on your side: we check the work against the drawings and the invoices against the work done, carry out acceptance and document defects. When several firms work side by side, we also make sure someone is responsible for the junctions between them.
Every week for the site meeting, and we are reachable every day in between. After each meeting you receive a written report with photos, and once a month an update on the budget.
Construction management supervises the work on site: quality, coordination of the trades, acceptances. Project management means steering time, cost and decisions on the client’s side. On private projects we do not separate the two. You get both from us: schedule, budget tracking and decision papers as well as weekly site supervision.
We discuss the fee in the Project Check based on scope, construction cost and duration. You learn in advance which services are included and what the firms charge themselves. For construction costs: most of our private residential projects in Berlin come to €1,500 to €3,000 per square metre.
Every Altbau has surprises. We document the finding, show you the effect on cost and schedule and propose a solution. The decision is made with you before a firm starts extra work, and every variation is recorded.
