Looking for a building contractor in Berlin for your renovation? CARLO Design is an architecture, interior design and construction management studio in Berlin Mitte, and we take on the work between you and the firms: we select suitable firms, have them all quote on the same specification, prepare the contracts and lead the firms through to acceptance. You sign the contracts directly with the firms, and we remain your point of contact.

Why not simply hire a contractor?

We check the contractors on your behalf.

A contractor prices, builds and invoices. But who checks whether the quote is complete, whether what is built matches the drawings, and whether the invoice matches the work? That is the role we take on. We tender, compare, coordinate the firms and check quality and invoices, with no stake of our own in the construction.

Our Berlin studio in Mitte is led by Andrea Tomasena. With many carpenters, stuccateurs and parquet specialists we have worked for over a decade, in Wedding, Pankow and Lichtenberg. We know their work and their prices, and they know our drawings. So the choice comes down to more than the lowest price.

What we take on between you and the firms

Choosing firms, comparing quotes, steering the work.

Whether a renovation goes well is largely decided before the first firm starts: in the selection, the quote and the contract.

i.

Firms from our network

We approach pre-qualified firms that suit the scope and standard of your project and assess them on price, scope and references. You get a clear comparison and our recommendation; the decision is yours.

ii.

One specification for everyone

Every firm prices the same description with quantities, materials and grades. You then compare figures for identical work rather than quote texts, and differences can be explained. We check for completeness first, then for the total.

iii.

Contract award and control

We prepare the contracts, tie payments to verified progress and are on site every week. We flag deviations early and document variations with their effect on cost and schedule.

Checking quotes

Six warning signs
in contractor quotes.

The problems in a quote usually lie in what it leaves out. We check every quote for that before we compare totals.

  • i.

Far cheaper than all the others

Usually it simply covers less work. What is missing returns as a variation once the screed is open and you can no longer compare.

  • ii.

Lump items such as “complete bathroom”

What exactly gets built is then open to interpretation. We have such items broken down into single lines with quantities.

  • iii.

    Materials without maker or format

“Supply and lay tiles” covers everything from DIY-store stock to large formats. Quality and look remain open.

  • iv.

No substrate, no protection, no disposal

In a Berlin Altbau, substrate preparation and levelling are missing particularly often, along with dust protection, skips and hazardous waste.

  • v.

    A quote on one page

For a renovation that is priced too roughly. The question then is: which drawings is the total based on?

  • vi.

    No list of exclusions

A good quote states what is not included. If that line is missing, the limits of the contract are undefined.

Project

An Earthy Cottage.

A barn in the Brandenburg forest, once a store for farming equipment and hay, fully renovated. We worked with local trades and sourced materials regionally where possible. Today the house serves a family and works as a rental retreat at the same time.

FAQ

Frequently asked questions.

You can, but a general contractor has a stake of its own in the construction: it builds and sells you the result. We are planners and construction managers, represent you towards the firms and check quotes, quality and invoices. In return you sign several contracts instead of one, which we prepare and align with each other.
Yes, that is what the Project Check is for. We look at your project, tell you which items are missing and put the totals in context with a cost estimate checked against our network of trades. How to spot gaps yourself is explained in Red flags in contractor quotes.
Both are legitimate; they just distribute the risk differently. A lump sum gives certainty as far as the work is precisely described. Unit prices charge the actual measured quantities and are often more honest in existing buildings, because quantities are only known after demolition. We combine both and check the measurements.
Depending on scope: demolition, electrics, plumbing and heating, drywall, screed, tiling, parquet, joinery and painting, and in an Altbau often stuccateurs too. We set the sequence and manage the junctions where two trades meet. That is exactly where single quotes most often leave work out.
Directly by you, according to a payment plan tied to verified progress on site. We check every invoice against the work done before you pay. A good payment plan holds back a retention until defects are remedied; we do not recommend large prepayments without work done.
