Architecture for private houses, apartments, fincas and townhouses in Berlin and on Mallorca: new builds, extensions and conversions, from first concept through permits to completion. In Germany we plan under the HOAI framework with our own permit authorisation; on Mallorca we work with a locally registered architect. Every project starts with a Project Check: site, brief and a realistic cost frame before you commit to anything.

Whether you are building from scratch on a Mallorquin hillside or reshaping a Gründerzeit apartment in Berlin-Mitte, the work begins the same way: with the site, the brief, and a long conversation about how you actually live.

We handle every architectural phase, concept, permit, tender, and execution drawings, and stay involved through construction. Signed drawings are only half the job; the idea has to survive the build.

The phases

Architecture in five phases, one design idea.

We follow the German HOAI structure where it makes sense, and adapt it where it does not. What stays constant is the design intent, carried from concept all the way to handover.

i.
Concept & Feasibility
Site analysis, brief development, first volumetric studies. We test what is possible, what the plot allows, what local zoning permits, what your budget supports, and present a clear concept with a realistic cost frame before you commit to anything.
ii.
Design Development
Floor plans, sections, elevations and a first material direction. We make decisions visible. You see how rooms relate, where light falls, how proportions work. Refinement happens here, not on site.
iii.
Permit & Submission
Drawings, calculations and documentation for the building authority. We coordinate with engineers, energy consultants and surveyors, and submit the application. In Spain we work with a colegio-registered local architect; in Germany we hold our own permit signature.
iv.
Tender & Execution Drawings
Detailed drawings at scale, joinery details, schedules of finishes. We prepare tenders, evaluate bids and select trades. Every line on site has been drawn first.
v.
Construction Phase
Site supervision, change management, and protection of the design intent through every decision the build forces. Detail clarifications, shop drawings, and constant coordination, until the keys turn over.

Common questions about architecture.

In five phases: concept and feasibility, design development, permit and submission, tender with execution drawings, and the construction phase. We follow the HOAI structure where it makes sense and stay involved until handover. The design idea carries through every phase.
A whole-house project, new build or renovation, typically takes 6 to 12 months including planning and construction. Exceptions run shorter or longer, and speed is partly a budget question. We set the schedule for your project in the Project Check.
Yes. In Germany we hold our own permit authorisation and submit the application together with structural engineers, energy consultants and surveyors. On Mallorca we work with a locally registered architect who is responsible for the submission to the Ayuntamiento. Procedures and timelines differ by municipality, and we clarify them before the design starts.
As soon as load-bearing walls, extensions, the facade or a building permit are involved, you need an architect. If the work is about the layout within the apartment, materials, built-ins and lighting, interior design is enough. At CARLO Design both run in parallel, so you do not have to draw that line alone.
We work on whole houses, apartments, fincas and townhouses, from converting one floor to a complete new build. What matters is less the area than the scope: a project that needs design, planning and execution from one studio. Whether yours fits, we find out in the Project Check.
We discuss fees in the Project Check based on scope, floor area and work stages. In Germany we use the HOAI structure as a reference. Before you commission us you receive a cost frame for construction and planning, so you decide with the full picture.
